- All of our cabins are SMOKE FREE: NO smoking is allowed inside our cabins-this includes all forms of smoking legal and illegal which includes but not limited to- bongs, cigarettes , pipes, cigars and vaping. Smoking is only permitted outdoors with receptacles that are provide. We appreciate the freshness of our cabins. Getting smoke out of our linens and furnishings creates a lot of extra work and expense. Smoking in any of our rooms may result in a minimum of $100 cleaning fee.
Please note due to Vermont Fire Code regulations we cannot allow any hot plates or other cooking devices inside or around our cabins. Cooking on our charcoal grills is allowed in designated areas only. Violations of this cooking policy may result in additional charges and removal from property.
- Reservations are recommended and guaranteed with a $25 non-refundable deposit at time of booking. If booking within our 14 day cancellation period a non-refundable deposit equal to a one night stay will be charged to guarantee your reservation.
- Reservations during July and August do require a non-refundable deposit equal to your first night stay.
- Cash, Master Card, Visa, Discover or American Express cards are accepted, sorry; we cannot accept personal checks.
- Cancellation Policy: We understand that plans change from time to time. However, cancellations within 14 days of your scheduled arrival will be subject to a cancellation fee equal to a one-night stay in addition to forfeit of the non-refundable deposit given at time of booking per room reserved.
- You are responsible for the payment of the entire balance due at the time of check in.
- Arriving late…no problem. Should you anticipate a 9pm or later arrival, please let us know so we may be prepared for your late arrival . We appreciate a quick call with an ETA from the road.
- There will be a one night room charge for any no-show in addition to the forfeit of the non-refundable deposit given at time of booking per room reserved. No refunds for inclement weather, cancellation of an event, early departures or illness.
- LOST KEY– There is a $100 charge for lost keys. If you have taken our key home for a souvenir-we ask that you please return it promptly–you may keep the wooden key chain!
- Check-in time 3:00pm. We guarantee your room will be ready and ask that if you need your room prior to check in time we ask that you consider booking your room for the night before or plan to spend some time exploring our beautiful town of Manchester. We encourage guests to respect the hard work of our housekeeping staff in the short amount of time they have to prepare your room. We thank you for not arriving before the check in time noted on your reservation confirmation.
- Check-out time is 11am. Late check-outs can occasionally be accommodated with 1/2 day room charge. All late check-outs must be approved by management or late departure fees will be charged to your credit card on file.
